Bathroom Plumbing Remodeling in Farmers Branch, TX

Transforming That 1980s Bathroom

Helped my neighbor remodel his bathroom last year. Everything was original from when the house was built, pink tile, low toilet, tiny shower. We gutted it completely and rebuilt with modern fixtures. Night and day difference.

Bathroom remodeling is one of the best home improvements. You use the bathroom every day, so upgrades really impact your daily life.

My local plumber has provided me excellent service two times! Once fixing my backyard sump pump. And then the second time helping clear a difficult clog in the courtyard. Even came out in the rain! Very nice and respectful employees who communicate well!

We have used My Local Plumber for years and they continue to provide excellent plumbing services. Today, we had them out to handle a backed up kitchen sink drain. The technicians were friendly, knowledgeable, and efficient. Thank you so much!

Very impressed with the professionalism of Ish and his partner. I had a highly-unusual problem, they were able to locate the issue, brainstorm to find a solution, and ultimately fixed the issue without increasing the bill. I will definitely use them in the future.

What Bathroom Remodeling Involves

  • Fixture replacement
New toilet, sink, tub, and shower. Getting rid of outdated stuff.
  • Plumbing relocation
Moving drains or supply lines to accommodate new layouts.
  • Updating old pipes
If walls are open anyway, it’s smart to replace old corroded pipes.
  • Ventilation
Proper exhaust fans prevent moisture problems.
  • Accessibility
Making bathrooms safer and easier to use, especially for aging in place.

Planning Your Remodel

Start with what bothers you most. Too small? Outdated style? Poor layout? This guides what changes to make.

Think about who uses the bathroom. Kids need different things than adults. Guest bathrooms have different priorities than master baths.

Consider resale value. Some upgrades add more value than others. Going crazy expensive might not pay off when selling.

Common Plumbing Changes

  • Relocating the toilet
This is expensive because you gotta move the drain. But sometimes it opens up better layouts.
  • Expanding the shower
Often means moving or eliminating the tub. Very popular remodel.
  • Double sinks
If space allows, dual vanities are great for couples.
  • Moving plumbing walls
Opening up space by relocating pipes. Complex but sometimes worth it.
  • Adding a bathroom
Converting closets or other spaces into powder rooms or full baths.

The Demo Phase

First step is demoing the old bathroom. This is messy, dusty, and loud.

We remove all fixtures, tile, and often drywall to access plumbing.

Usually discover problems hidden behind walls, such as old leaks, mold, and rot. Budget for surprises.

We haul everything away. Old tubs, toilets, and tile create a lot of debris.

Rough Plumbing

With the walls open, we update all the plumbing. New supply lines, drain lines, and vent pipes.

This is when we relocate things if needed. Way easier with walls open.

Install shower valves, tub drains, toilet flanges, everything that goes behind finished surfaces.

Pressure test everything to make sure there’s no leaks before closing up walls.

Waterproofing

Critical step that gets skipped in cheap remodels. Proper waterproofing prevents future water damage.

We use waterproof membranes on shower walls and floors. Special corner treatments and proper overlap.

This is what prevents mold and rot behind your beautiful new tile.

Fixture Installation

Once walls are closed up and tiled, if applicable, we install fixtures.

Toilet, vanity, shower or tub, faucets, everything gets installed and tested.

Caulk and seal properly to prevent water intrusion.

Timeline Expectations

A small powder room remodel might take a week. A full bathroom remodel typically takes two to three weeks.

Master bath remodels with custom work can take a month or longer.

Your bathroom’s out of commission during this time. If it’s your only bathroom, plan to use friends’ places or gym showers.

Costs and Budgeting

Bathroom remodels range widely. A basic refresh with new fixtures might be $5000 to $8000. Complete gut and rebuild can hit $15,000 to $25,000 or more.

High-end finishes, custom tile work, and fancy fixtures add up fast.

Get detailed quotes and understand what’s included. Some quotes include materials, others labor only.

Plan for a 10 to 20 percent contingency. Almost every remodel finds hidden problems that cost money to fix.

Maximizing Small Bathrooms

  • Corner sinks
Save space in tight powder rooms.
  • Wall-mounted toilets
Create an impression of more space.
  • Large mirrors
    Make rooms feel bigger.
  • Glass shower doors
Instead of curtains, keep sight lines open.
  • Pocket doors
    Swing doors eat up space.

Aging In Place Considerations

  • Curbless showers
Walk in without stepping over anything.
  • Grab bars
Installed on proper backing so they’re secure.
  • Comfort height toilets
Taller makes sitting and standing easier.
  • Handheld showers
    More flexible than fixed showerheads.
  • Non-slip flooring
    Safety matters more than looks.

Ventilation

Bathrooms need proper exhaust fans. Moisture causes mold and damages materials.

We size fans correctly based on bathroom size. Cheap, undersized fans don’t move enough air.

Vent to the outside, not into attics. A lot of older homes vent wrong.

Common Mistakes

  • Skipping waterproofing
    Causes expensive problems later.
  • Cheap fixtures
They break and look bad quickly.
  • Poor lighting
Bathrooms need good light, especially around mirrors.
  • No storage
    Plan for where stuff goes.
  • Ignoring ventilation
    Leads to mold issues.
  • Wrong tile choices
Some tiles show every water spot or are hard to clean.

Permit Requirements

Most bathroom remodels require permits, especially when moving plumbing or walls.

We handle pulling permits and coordinating inspections.

Work done without permits can cause issues when selling your house.

Material Selections

Balance looks with practicality. That white grout might look nice but shows dirt easily.

Large-format tiles have fewer grout lines to clean.

Porcelain is more durable than ceramic for floors.

Matte finishes hide water spots better than glossy ones.

Working With Your Budget

If budgets are tight, prioritize function over fancy finishes. Better to have quality plumbing and basic tile than fancy tile over poor plumbing.

Consider phasing the project. Maybe do the plumbing and basic fixtures now, upgrade finishes later.
