What Causes Slab Leaks

  • Corrosion
    Pipes under slabs corrode over time, especially galvanized or older copper lines. Our water chemistry doesn’t help.
  • Abrasion
    Pipes can rub against concrete or gravel when water pressure causes slight movement. Over the years, this wears through the pipe.
  • Poor installation
    If pipes weren’t properly supported or padded when the slab was poured, failure is more likely.
  • Foundation movement
    Our clay soil expands and contracts with moisture. This shifts the foundation slightly, stressing pipes underneath.
  • High water pressure
    Excessive pressure stresses pipes. Over time, weak spots develop and fail. 

Signs You Might Have a Slab Leak

  • High water bills
    If your usage hasn’t changed but bills have jumped, water’s going somewhere.
  • Sound of running water
    You hear water when nothing’s on. It’s running under your floor.
  • Warm spots on the floor
    A hot water line leak will create a warm area. Walk around barefoot and you might notice it.
  • Wet carpet or flooring
    Water seeping up through the slab.
  • Cracks in walls or floors
    Water undermining the foundation can cause cracks and settling.
  • Moisture or mildew under flooring
    Especially laminate or hardwood, where moisture causes obvious damage.
  • Low water pressure
    If a supply line is leaking badly, pressure drops.

Finding the Leak

We use electronic leak detection equipment that listens for water escaping pipes. Can pinpoint leaks within a few feet, usually.

Sometimes we use pressure testing to isolate which line is leaking, hot or cold, supply or drain.

Finding the leak is half the battle. Once we know where it is, we can figure out the best repair approach.

Repair Options

  • Break through the slab
    Jackhammer the concrete, expose the pipe, fix it, patch everything. This works but it’s messy, expensive, and destructive.
  • Reroute the pipe
    Abandon the leaking section and run a new pipe through the walls or attic. Often easier and not much more expensive than breaking the slab.
  • Epoxy pipe lining
    In some cases, we can line the existing pipe with epoxy from the inside. Creates a new pipe inside the old one. Not appropriate for all situations but works well when it does.

We’ll explain options based on your specific situation. Sometimes rerouting makes more sense, even though it means new pipes are visible in some areas. 

Why Rerouting Often Wins

If one pipe under your slab is failing, others probably aren’t far behind. They’re all the same age, exposed to the same conditions.

Rerouting means you’ve got new pipes that’ll last decades. Plus, if there’s ever a problem, we can access them without breaking concrete.

Breaking the slab only fixes that one spot. Doesn’t address other pipes that might fail soon.

The Damage Slab Leaks Cause

Water running under your slab erodes the soil beneath. This can cause foundation settling, cracks, and uneven floors.

If it’s a hot water leak, your water heater runs constantly, reheating that leaking water. Energy bills go up.

Moisture under your house creates conditions for mold and mildew.

The longer a slab leak runs, the more damage it does. Time matters a lot with these.

Insurance Coverage

Many homeowner’s policies cover slab leak detection and repair. They might not cover preventative work but will cover actual leaks.

Check your policy or call your agent. If it’s covered, we can work with your insurance company and provide necessary documentation.

Keep all receipts and documentation for your claim.

Prevention Isn't Really Possible

Unlike other plumbing issues, you can’t really prevent slab leaks. The pipes are sealed under concrete. You can’t inspect them, maintain them, or catch problems early.

The best you can do is monitor your water bills for unexpected increases and listen for running water when everything’s off.

If your house is 40-plus years old and still has original under-slab plumbing, be mentally prepared that slab leaks might happen eventually.

Acting Fast

If you suspect a slab leak, call us right away. Every day that the leak runs causes more damage and wastes more water.

We can come out, do leak detection, and give you options. Even if you don’t fix it immediately, at least you’ll know what’s going on.

Don’t ignore high water bills or sounds of running water. These are warnings worth investigating.

What About DIY Detection?

You can do a basic test yourself. Turn off all water in the house, every faucet, appliance, everything. Check your water meter. If it’s still spinning, water’s going somewhere.

But finding exactly where requires professional equipment. The DIY test just tells you if there’s a leak.

Living With the Repair

Breaking through slabs means floor damage and repairs. You’ll need the flooring replaced in that spot.

Rerouting might mean pipes visible in a closet or garage. Some people don’t mind, others hate it. We try to hide them as much as possible.

Either way, once fixed, your water bill goes back to normal and you don’t have ongoing damage.
