Upgrading From That Old Tank

My aunt finally replaced her 25-year-old boiler last winter. The old thing was so inefficient that her gas bills were insane. New high-efficiency boiler cut her heating costs by like 40%. She was mad that she didn’t do it sooner.

Boilers aren’t as common here in North Texas as up north, but plenty of homes have them. When they need replacing, it’s a significant project but worth doing right.

We have used My Local Plumber for years and they continue to provide excellent plumbing services. Today, we had them out to handle a backed up kitchen sink drain. The technicians were friendly, knowledgeable, and efficient. Thank you so much!

Very impressed with the professionalism of Ish and his partner. I had a highly-unusual problem, they were able to locate the issue, brainstorm to find a solution, and ultimately fixed the issue without increasing the bill. I will definitely use them in the future.

Types of Boilers

  • Gas boilers
Most common around here. Run on natural gas, heat water that circulates through radiators or radiant floor systems.
  • Electric boilers
Less common, higher operating costs. Good where gas isn’t available.
  • Combi boilers
These provide both space heating and hot water. Compact and efficient.
  • System boilers
Need a separate hot water tank but work well for larger homes.
  • Condensing boilers
High-efficiency models that recapture heat from exhaust gases. More expensive upfront but lower operating costs.

When To Replace Your Boiler

  • Age
Boilers last 15 to 20 years typically. After that, they’re less efficient and repairs get expensive.
  • Frequent breakdowns
If you’re calling for repairs multiple times a year, replacement makes sense.
  • Rising energy bills
Old, inefficient boilers waste a lot of gas. New ones pay for themselves over time.
  • Uneven heating
Some rooms are hot, others cold. It could mean the boiler isn’t sized right or is failing.
  • Yellow pilot light
Should be blue. Yellow means incomplete combustion and possible carbon monoxide issues.
  • Strange noises
Banging, whistling, or gurgling sounds indicate problems.
  • Leaking
Water around your boiler is bad news.

Sizing Your New Boiler

Getting the right size is critical. Too small and it can’t heat your house. Too big and it short-cycles, wasting energy and wearing out faster.

We calculate heat load based on your home’s size, insulation, windows, and climate. This tells us what BTU rating you need.

Many older boilers were oversized. Modern, efficient ones can be smaller and still heat better.

Installation Process

Boiler installation takes 1 to 3 days, usually depending on complexity.

We remove your old boiler and haul it away. These things are heavy and sometimes we gotta cut them up to get them out.

Inspect and potentially upgrade your piping, circulator pumps, and zone valves. No point putting a new boiler on old, worn-out components.

Install the new boiler, making sure it’s level and properly supported.

Connect to gas line or electric, venting, and hydronic piping.

Wire up controls, thermostats, and safety devices.

Fill the system, bleed air from radiators, and test everything thoroughly.

Check for leaks, proper pressures, and even heat distribution.

Venting Requirements

Modern high-efficiency boilers have different venting needs than old ones. They often use PVC pipe instead of metal chimneys.

Sometimes existing chimneys can be used, other times new venting is needed. This affects installation cost.

Venting has to meet code, proper slope, outdoor termination away from windows and air intakes, and condensate drainage.

Efficiency Ratings

Look at the AFUE rating, Annual Fuel Utilization Efficiency. This tells you how much of the fuel becomes heat versus going out the vent.

Old boilers might be 65 to 75 percent efficient. Modern condensing boilers hit 95 percent plus.

That efficiency difference is real money saved every month. Over the boiler’s lifespan, it’s thousands of dollars.

Zone Control

If you don’t have zone control, adding it during boiler replacement is smart. Different thermostats for different areas let you heat only what you need.

Ground floor, upstairs, and basement, each can be controlled separately. Saves energy and improves comfort.

Radiant Floor Systems

Some homes have radiant floor heating. These need lower water temperatures than radiators.

Modern boilers handle this easily with mixing valves. Your new boiler can supply different temperature zones simultaneously.

Maintenance Needs

New boilers need annual maintenance, cleaning, inspecting, and testing of safety controls. This keeps them running efficiently and safely.

Manufacturer warranties often require proof of annual service. Skip maintenance and you might void your warranty.

Costs

Boiler installation runs $3500 to $8000 plus, depending on type, size, and complexity.

High-efficiency condensing boilers cost more upfront but save on operating costs.

Factor in any needed piping upgrades, electrical work, or venting modifications.

Sometimes local utilities offer rebates for high-efficiency equipment. We can help you apply.

Permits and Inspections

Boiler installation requires permits. Gas connections must be inspected.

We handle all permitting and coordinate inspections. Everything’s gotta be up to code.

Alternatives To Consider

If your boiler is ancient and your radiators are in rough shape, sometimes switching to forced air makes sense. Big job but worth considering.

Or if space is tight, tankless water heaters combined with a separate heating system might work better.

We’ll discuss all options based on your specific situation.

Safety Matters

Boilers involve gas, combustion, and high temperatures. Professional installation is absolutely necessary.

Carbon monoxide detectors are required near boilers. We make sure yours are working.

Proper venting prevents exhaust gases from entering your home.

Living During Installation

You’ll be without heat during the installation. Plan accordingly if it’s winter. Might need to stay elsewhere for a day or two.

We try to work efficiently but won’t rush and compromise quality.

Once done, your heat will be more reliable and efficient than before.
