The 3 AM Phone Call Nobody Wants
My buddy Steve learned the hard way about burst pipes when he went on vacation last February. Left his heat at 65 to save money. Came back to find his guest bathroom pipe had burst and soaked through to the living room below. Insurance helped, but the hassle was unreal.
Burst pipes are one of those emergencies that make your stomach drop. Water shooting out of a pipe or wall, flooding your floors, and you’re frantically trying to remember where the main shutoff valve is. Been there, seen it, fixed it more times than I can count.

What Your Neighbors Are Saying About Us
What Makes Pipes Burst
In Farmers Branch, we get burst pipes for a few different reasons.
Freezing is the obvious one, when temps drop below 32, water expands and can split pipes wide open. Usually happens to exterior walls, attics, or that weird crawl space nobody thinks about.
But pipes also burst from old age and corrosion. I responded to a call last summer where a galvanized pipe just gave out during normal use. The homeowner was doing dishes and suddenly water was spraying everywhere. Pipe was 50+ years old and had basically rusted through.
High water pressure can do it too. If your pressure is running above 80 PSI, pipes take a beating every time you turn on a faucet. Eventually, something’s gonna give.
First Things To Do
If you got a burst pipe right now, here’s what you need to do before calling us:
- Shut off your main water
Usually by the street or where the line enters your house. Turn it clockwise until it stops. - Turn off the water heater
For electric models, switch it off at the circuit breaker. For gas models, turn the gas valve to the pilot setting. - Open faucets
This drains remaining water and releases pressure. - Move stuff
Get furniture, electronics, and anything valuable away from the water. - Take pictures
Your insurance will want documentation.
Then call us and we’ll get there as fast as possible.
How Bad Is The Damage?
The damage from a burst pipe depends on how long the water has been flowing. If you catch it quick, maybe it’s just some wet carpet or drywall. If it’s been going for hours or days, it could be serious structural damage, mold issues, and ruined floors.
I worked on a house near Brookhaven Country Club where the owners were gone for a week. A pipe burst in the attic on day two. By the time they got home, the ceiling had collapsed in two rooms and there was standing water throughout the second floor. That was a full renovation job.
Fixing Burst Pipes
Once we arrive, the first thing is to find where the burst happened. Sometimes it’s obvious, water is shooting out of a wall. Other times, we have to trace back to find the source.
We’ll cut out the damaged section and replace it with a new pipe. If it’s part of a bigger problem, like the whole system is old galvanized, we might recommend replacing more than just the burst section.
For freeze related bursts, we’ll also look at adding insulation or heat tape to prevent it from happening again. No point fixing it if it’s just gonna burst again next winter.
Prevention Tips
You can avoid most burst pipes with some basic precautions:
- Keep your heat on at least 55 degrees even when you’re gone
- Open cabinet doors under sinks during freezes so warm air can circulate
- Let faucets drip slightly when temps are below freezing
- Insulate pipes in unheated areas like garages, attics, and crawl spaces
- Know where your main shutoff is and make sure everyone in the house knows too
